dc.description.abstractThis paper examines how land policy reforms since 1988 have influenced urban spatial development in Shanghai. Initially aimed at increasing efficiency in land distribution, the reforms facilitated rapid urbanisation but also created market instability and reduced planning effectiveness. Using methods from urban geography, economics, and institutional analysis, the study evaluates policy targets, regulatory measures, and their impacts on land use, form, and construction intensity. The findings highlight both the opportunities and challenges of land market reforms and provide recommendations for improving future land policy to support sustainable urban spatial development.
