Research on the Distribution and Typological Characteristics of Urban Office Centres from a Fine-Grained Perspective: A Case Study of Yangpu District in Shanghai, China

Abstract

IT maturity has transformed business operations and the preferences for office space, altering urban office distribution. This study uses geospatial data to map fine-scale office space patterns in Yangpu District, Shanghai, identifying office centres, exploring their typologies and relationships with nearby facilities. Key findings: (1) Offices are dispersing from central CBDs and re-aggregating spatially forming new centres. (2) These centres feature high-density, mixed-use surroundings, good subway access, and proximity to residences/universities. Five spatial types emerge: TOD Developments in Peripheral Location, University-linked Mini Industrial Clusters, Small-scale Creative Parks in urban renewal, We-work space based on Multiple-Functional Community Complexes, and CBD Zones. This study enhances understanding of internet-era office spaces and provide theoretical support for the refined organisation and optimisation of urban employment spaces.
