dc.description.abstractThis study examines the densification of Wrocław’s inner city through residential development completed between 2010 and 2021. The research is situated within the context of Poland’s housing affordability crisis, ongoing housing shortages, and increasing investment activity in the residential property market. The analysis covers 131 housing projects and investigates land acquisition patterns, housing efficiency, building characteristics, and planning frameworks. Data were collected from the national Spatial Information System, developers’ and designers’ websites, and supplemented by site visits and photographic documentation. The findings show that the most common forms of residential development involved the redevelopment of post-industrial sites, infill construction within existing perimeter blocks, and the conversion of former service areas. The study identifies a growing tendency toward higher housing efficiency, reflecting increasing residential density and investor-driven optimisation of development sites. At the same time, many projects reduced green and recreational spaces, prioritising parking provision and maximising residential floor area. The paper concludes that while densification in Wrocław is largely guided by Local Spatial Development Plans rather than occurring spontaneously, many projects contribute to poor-quality urban environments and raise concerns about architectural quality, residential comfort, and the broader impacts of market-driven housing development.
